Village of Ridgewood Lead Inspections

The Village of Ridgewood has partnered with LEW Environmental Services to provide a comprehensive solution to ensure compliance with New Jersey’s Lead Safe Law. The new law states that certain rental units built prior to 1978 undergo visual inspections to assess for lead hazards. The initial inspection must be completed at the next tenant turnover or by July 2024 if there is no turnover.

A visual assessment examines all painted building components looking for deteriorated paint, visible surface dust, visible debris, or residue.

N.J.A.C. 5:28A Lead-Based Paint Inspections in Rental Dwelling Units

After the initial inspection, rental properties are required to be inspected every 3 years, or after tenant turnover, whichever is earlier. Lead-safe certificates are granted to property owners when the dwelling is observed to be free of lead-based paint hazards. Lead-safe certificates are only valid for 2 years. Inspection is not required upon tenant turnover if the property owner has a valid lead-safe certificate.

Preparing For Visual Inspections

LEW Environmental Services is a NJ DCA Certified Lead Evaluation Contractor, and all of our staff are properly trained and certified. They will come to your property and visually assess for signs of paint chipping and deterioration. If no signs of deterioration are noted, then a lead safe certificate is issued. Then your certificate will be emailed to you and a copy will be submitted to the town on your behalf.
