Lead Inspections for Millburn Landlords
The Township of Millburn has partnered with LEW Environmental Services to ensure compliance with New Jersey’s Lead Safe Certification law. The new law states that certain rental units built before 1978 are required to have a visual inspection to assess for lead hazards.
If you received a postcard then Township records show that one or more of your rental units must undergo inspection for lead hazards in accordance with DCA’s recent regulation, N.J.A.C. 5:28A Lead-Based Paint Inspections in Rental Dwelling Units.
NJ Department of Community Affairs
The Lead Safe Certification Act is directed by New Jersey’s Department of Community Affairs. For more information, including who can perform lead evaluations, please visit the Department of Community Affairs website by clicking here.
Schedule Your InspectionFailure to comply with the new regulation can lead to a fine of up to $1,000 per week.
Preparing For Visual Inspections
Rental properties located in the Township of Millburn are required to undergo visual inspections for lead hazards. LEW Environmental Services is a NJ DCA Certified Lead Evaluation Contractor, and all of our staff are properly trained and certified. Our inspectors will visually assess for signs of paint chipping and deterioration.
What is deteriorated paint?
Per HUD guidelines, anything greater than a hairline crack or larger than a nail hole is considered deteriorated paint. If deteriorated paint is noted, then a lead safe certification will NOT be issued.
Please note that our inspectors will need to inspect every area that a tenant can access. This includes but is not limited to laundry rooms, utility closets and all common areas.
