Who Needs an Inspection?
You are required to schedule a certified lead inspection if:
- You own a rental property built before 1978
- You do not have a valid Lead-Safe or Lead-Free Certificate
- You are preparing for tenant turnover
- Your municipality enforces the state law through code enforcement
Why Lead Inspections Matter in NJ
New Jersey’s Lead-Safe Certification Law requires that most rental properties built before 1978 be inspected for lead-based paint either by July 22, 2024, or at tenant turnover—whichever comes first.
If no hazards are found, you’ll receive a Lead-Safe Certificate valid for two years. Properties that qualify as lead-free may be permanently exempt from further inspection.
Failure to comply may result in fines of up to $1,000 per week.

Avoid Repeat Inspections with Lead-Free Certification
If your property is found to be completely free of lead-based paint, you may qualify for permanent exemption from NJ’s inspection requirements. We offer XRF testing and the full documentation needed to apply for Lead-Free Certification.
